Property Management platforms such as Airbnb and Vrbo have enabled over 10million global property owners to turn their assets into financial business opportunities in the home sharing and vacation rental markets. With these growing markets comes new challenges. Risk to homeowners is becoming increasingly complex with change in property use and risk from unknown guests resulting in unfortunate property damage and occasional personal injury.
Complexity of insurance provision can often leave property owners, Property Managers and guests disillusioned and out of pocket when insurance or other protection services fall short of expectations because of misunderstandings at point of sale or just from poor products which do not perform as asserted.
Since 2016 from its headquarters in Norwich, UK, and still led by its female founder, Louise Birritteri, Pikl has been serving the needs of many individual homeowners in the home sharing/vacation rental market, by providing insurance products to "top-up" an owner's home insurance when they home share. Pikl's has also developed a range of products designed to address various vacation rental risks with Property Managers enabling them to attract both holidaymakers and homeowners to their platforms and allow a stress-free process if there is property damage during the holiday.
The purpose of this project, "**Scaling Prevent & Protect**" is:
\*To continue the development of various global property manager products to a minimum viable product "MVP" version of Prevent & Protect -- this work is being funded by a prestigious IUK grant award of £138k
\*Accelerate the completion of the MVP to a fully digital API-key enabled solution which can be plugged into any PM booking platform
\*This will allow PMs to access to any one of 5 innovative propositions, which protect owners' assets, help make the guest experience in the event of an accident much less problematic, provides the PM with a market-leading USP when attracting owners and guests and additionally provides revenue streams for the Property Manager
\*The project also provides a simple but effective solution to ensure that a Property Manager does not inadvertently stray into the territory of being seen to be selling insurance themselves which would attract attention from and the wrath of the financial services regulator, the FCA

Home-sharing is a significant growing economic sector in the UK, generating £2bn of rental income per annum and expected to grow to £2.6bn by 2027\. The 2027 global equivalent is ~£13bn.
Property owners share their homes via technology-based booking platforms and property managers such as Airbnb and booking.com -- used not just by holidaymakers, but also by nomadic workers who do not want a succession of impersonal hotel experiences.
This home-sharing economy creates new challenges - property usage changes and unknown guests can sometimes lead to unfortunate damage. Sadly, insurance protection has not kept up, with home-sharing frequently invalidating underlying home insurance. Owners are then out of pocket when their insurance has not covered their loss. Rightly or wrongly, owners see responsibility for this issue sitting with the platforms and property management companies. Some competitors claim to address this market issue, but propositions generally fall short, leaving owners confused and disillusioned, discouraging them to continue to share their properties.
Prevent & Protect from Pikl addresses this issue. By firstly verifying a guest's identity, the proposition helps to PREVENT bad things happening. If they do, the proposition will PROTECT the owner and cover any gaps or invalidations in their underlying insurance.
Prevent & Protect is sold to the property manager, with their owners as beneficiaries; this creates a unique differentiator for the property manager and supports their business growth, both in the UK and globally.
